Playa Mundo Maya, Beach Holiday Destination Underway in Campeche Coast

The new beach holiday destination is located out of the sargassum and hurricane path in the Gulf of Mexico side of the Yucatan Peninsula, Isla Aguada.

Merida, Mexico, July 22, 2019 - Isla Aguada has the most attractive white sandy beach in the State of Campeche and this area is set to be the new tourism hot spot: Playa Mundo Maya.

An upcoming eco-hotel zone is planned to be developed in the 12 km-long beach to the north of Isla Aguada. To boost development, in June 2019, The Global Property Service Group, the biggest landowner in the area, was authorized to build the first eco-hotel resort and marine life observatory. Several projects will be following. Eco-bungalow hotels, spas, retreats and luxury eco-resorts will be built during the coming years. Both the government and the GPS-Group aim to transform the island into the most attractive sustainable tourist destination in the Yucatan Peninsula.

The eco-hotel zone will be a huge benefit to local people as the land price is expected to increase and residents are opening their businesses to serve all the visiting tourists. Investors have turned their attention to Playa Mundo Maya, as, at the moment, the land price on the island is much lower compared to the other beach areas in Yucatan Peninsula, where the huge demand from international hotel companies has been pushing prices much higher in recent years. Regarding the local real estate company: Campeche Realty, the average oceanfront linear meter price on Isla Aguada beach now is $35,000 USD to $55,000 USD per linear meter compared to over $190,000 USD per linear meter along the Riviera Maya, Quintana Roo coastline. Furthermore, the beaches of Isla Aguada are some of the finest in the region. Playa Mundo Maya has a unique original white sandy beach in Campeche state. The water is relatively shallow, which makes the coastline appear turquoise.

For many hotel owners who have faced last year's nasty seaweed problem in the Mexican Caribbean coastline, Playa Mundo Maya presents a natural choice to build their second eco-hotel as the millions of tons of seaweed have been piling up in Cancun, Riviera Maya and nearby beaches in Tulum, Playa del Carmen, and Holbox.

The Playa Mundo Maya is located on another side of the Yucatan Peninsula on the safe side of the Mexican Gulf, which is away from the sargassum path and the high-risk of the hurricane impact.

The new Mayan Train railway (Tren Maya) is expected to bring 3 million tourists to the area. The $6.5 billion rail project would link towns, cities and tourist attractions in five southern states. It is expected to transport 8,000 passengers per day. The train project will trigger real estate investment of at least 150 billion pesos (US $7.9 billion), according to the chief of the National Tourism Promotion Fund (Fonatur). The government says that the construction and operation of the Mayan Train will generate employment and economic prosperity in the whole southeast of Mexico.

Isla Aguada and the state of Campeche have all the same ingredients for success as Playa Del Carmen or Cancun had 20 or 30 years ago, including pristine beaches and lagoon, Mayan ruins, and world-class fishing to name a few.

Mayan Train prompts new hotel zone in Campeche

Mexico’s environment ministry, Semarnat, has authorized a fledgling hotel zone first project, the Ah Kanan.


Like its future neighbors, the eco-resort will be built between Isla Aguada and Sabancuy off Federal Highway 180 in Ciudad del Carmen.


The stretch of Campeche beachfront, dubbed Playa Mundo Maya, is owned and operated by Merida-based Global Property Service Group. It will be one of the new attractions, in addition to the remote archaeological sites, reachable by the planned Mayan Train.


The first phase of Ah Kanan involves the reception, parking area, solar power, bungalows, observation tower, two pool areas, a restaurant, beach club, shops, spa facilities as well as an exhibition center.


According to the master plan, the rest of the units will be built in two phases.

More eco-hotel projects are planned in Playa Mundo Maya and several international hotel corporations are expecting their projects to be evaluated in 2020, said GPSG.


The developer is still selling oceanfront lots. Some investors are hoping to repeat their success along the Riviera Maya, which has been booming for years, says the developer.

Mexico's environment ministry SEMARNAT in Campeche has authorized the first hotel resort to be built in the upcoming eco-touristic hotel zone, Playa Mundo Maya.  


Playa Mundo Maya is owned and designed by The Global Property Service Group (GPS-Group). The Ah Kanan eco-resort is the first hotel to be built on the new hotel zone between the towns of Isla Aguada and Sabancuy by the Federal Highway Nr. 180, in Ciudad del Carmen, in the State of Campeche. The first phase of the Ah Kanan resort involves:

Isla Aguada is Ready to Record the Highest Jump in Land Price


The land price rose at the fastest rate in Isla Aguada, Campeche, Mexico over the past months, making the coast, south side of Campeche, the best place to invest, regarding MLS-Global Marketing first-quarter report.
Isla Aguada, Mexico, April 27, 2018 --(News)-- To boost development in Isla Aguada, in January 2018 GPS Group, the biggest landowner in the area, announced the "Zero Down" owner financing program to land investors and plans to start building the first eco-hotel resort and marine life observatory this year following 54 other to develop eco-bungalow hotels and luxury eco-resorts on the island. Both the government and the GPS Group aim to transform the island into the most attractive sustainable tourist destination in Yucatan Peninsula.

Isla Aguada hotel zone area recorded the highest land price inflation that pushed the cost of one linear meter of oceanfront land to 20 000 USD, up from 15 000 USD per linear meter year ago. The second phase area also recorded robust price growth over the period even the first marketing campaign is planned to be started in June 2018.

"The two Hotel Zone's exceptionally strong land price growth will continue during the next four years — driven by investors and developers’ search for affordable land around beach areas for eco-hotel development and the long-term investment," MLS-Global said.

The cost of land in the other beach towns around the Yucatan Peninsula — Sisal, Celestun, Progreso — have grown much less, as the most of the permitted land is built already.

Hotel zone in the Isla Aguada registered a 33 percent year-on-year growth rate, with an acre selling now at 38 461 USD, up from 28 846 USD in 2017, regarding the biggest landowner: GPS Group.

"The Hotel Zone has experienced a real estate boom as eco-hotel developers cash in on rising demand for land, aided by reasonable land prices and the zero-down owner financing promotion of GPS Group. Planned infrastructure developments in hospitality, real estate, and commercial, have helped attract foreigner investors from USA and Canada," said Alberto Gomezllanos, the firm’s head of development consulting.

Last week, several hotel resort developers have contracted oceanfront parcels in plans to start building eco-cabañas hotels, and Spas which will be built in next two years.
